Totally renovated from top to bottom for 2010, this luxury home on the bay is an excellent choice for your family vacation, reunion, wedding party, or corporate getaway. This beautiful 5500 sq. ft home features a 70' dock and a boat ramp, ideal for small to mid size boats. As a guest of this gorgeous home, you will have access to a 6 person electric GOLF CART to navigate around the Sandbridge community while enjoying the Ocean's open air. There are 8 newly furnished bedrooms that are beautifully decorated and 5-1/2 bathrooms.

The first (bottom) floor contains a large recreation area complete with a video arcade, granite bar, bar stools, large HD TVs, wii station with Rock Band and other games, pool table and fitness area. This recreation area overlooks a beautiful L-Shaped private swimming pool and an enclosed back porch where there is an inviting hot tub. There are also four bedrooms (Queen bed with twin bunk bed, Queen bed with twin bed, 1 room with a queen bed and full size trundle, and 1 room with two full size bunk beds with full trundles. The queen bedrooms are equipped with 32" plasma televisions for catching up on those favorite reruns.

The second floor has wide open spaces that add to that light and bright airy feel that a house on the Bay should have. There is a large living room area for your group to relax and gather. The well stocked kitchen is complete with two dishwashers that make cleaning up a breeze after cooking that large family meal. All appliances and furniture throughout the home are brand new! The custom dining room tables have plenty of chairs for the family and is a great place to play a board game or a game of cards. There are two bedrooms on this level - one queen bedroom and one bedroom with a full size bed. It also has deck access that overlooks the pool area as well as a fantastic view of the bay. Also on the deck is a gas grill and picnic tables that will allow you to have your family barbeques.

The top level of the home contains the master bedroom with a queen bed and a twin size trundle bed. There is also a master bathroom off this master bedroom with a Jacuzzi tub and fireplace. This level also features a loft bedroom with a single bed.

This is an all inclusive property rental that includes everything you need to make your vacation rental a success. Wireless Broadband Hi Speed Internet is available throughout the house. FAQs

1. How do I make a reservation?

   Call 757.577.2721 to make a reservation. The reservation is not final until approved. We require the rental agreement to be signed and faxed/emailed to us within 24 hours of making the reservation. Once approved, the reservation is subject to all terms, conditions and policies.

2. Are there any restrictions on reserving the home?

   We reserve the right to refuse guest rentals for anyone. Both rental properties are proudly managed by owner and leased without regard to race, color, religion, sex, national origin, handicap or sexual orientation.

3. What about house parties or noise complaints?

   Rental Guest understands that we will accept families, married couples and responsible adults over the age of 25 ONLY. We do not rent to high school or college groups. House parties are prohibited. You certify that you have read carefully the limitations placed on the number of persons permitted to occupy the premises, and agree to abide by such limitations: if not, you will be asked to leave with no refund. Any complaints will be dealt with on an individual basis with additional Security Deposit required if situation warrants. Any use of the rental property for a purpose other than residential use for a family vacation must be approved by us. A request must be submitted for use for any event such as weddings, receptions, family reunions or other large gatherings. If the event is approved, the Guest may be required to pay an additional deposit to be determined by us and abide by our determination on the requested event. We reserve the right to cancel your rental reservation and occupancy of rental with no refund if Guest misrepresents an event.

4. What is your payment policy?

   A reservation deposit of $500 is required for all reservations due at the time of booking the reservation. Reservations made within 30 days of arrival must be paid in full by credit card at the time of booking. Unless other arrangements have been made, full payment is required at time of reservation. Payment arrangements for the rental balance are made at the discretion of the Owner and, if made, are done as a courtesy. Rental payments are expected on or before each due date. Any advance payment, ie. Reservation deposit will be applied toward the rental amount.

5. What if I need to cancel my reservation?

   All cancellations must be in writing. All monies paid by guest, less a cancellation fee of 18% of the total rent plus any non-refundable fees, will be refunded ONLY IF the property is re-rented for the same rate and time. If the property is not re-rented, guest will not receive a refund for any reason.

6. Can I make advance reservations?

   Yes, current guests have the first option to rebook the same property for the following year if the property is available at the current year's rental rate. The advance reservation must be made within 1 month after the current year's departure.

7. Are security deposits required?

   Yes, a $500 security deposit is required with no exceptions.

8. What if my check bounces?

   Guests agree to pay a returned check fee of $35.00 for any check that is returned by the financial institution because of insufficient funds or because the Tenant did not have an account at the financial institution. Should we have a returned check, any subsequent payment will only be accepted via credit card.

9. What do I need to bring?

   * Toilet Tissue: We do leave a starter roll of toilet tissue in each bathroom.
   * Paper towels: We leave a starter roll in the kitchen
   * Bags of ice - Although the refrigerators are equipped with ice makers they may not work fast enough to support use by a large number of guests. We recommend that you purchase a few bags of ice on your way in to ensure that you have enough ice for all your drinks.
   * Standard coffee filters
   * Propane gas for grilling
   * HE compatible laundry detergent
   * Beach Towels
   * Extra blankets
   * Special Cooking Items
   * Baby Equipment
   * Food and Condiments
   * Flashlights, Radios and Batteries
   * Personal Toiletries
   * Beach and Fishing Equipment
   * Suntan Lotions, etc.
   * Cash or Traveler's checks (Personal Checks and Credit Cards may not be accepted at some establishments).

10. What kind of kitchen supplies are available?

    The kitchen is adequately stocked for everyday meal preparation. You can expect to find the following items for at least the maximum occupancy: Coffee Makers and Toasters, Blenders, Dishes, Glasses, Coffee Mugs, Flatware, Dishes, Pots and Pans and Cooking Utensils. If you are planning special meal preparations you may want to bring with you such items as: a Food Processor, Extra Large or Specialty Pots or Pans, Chef's Knives, Specialty Cooking Utensils, etc.

11. Where can I rent a boat or bicycles?

    Makin Memories does not provide a boat or bicycles for use during your stay but they may be rented from http://shop.surfandadventure.com/

12. What is your policy on linens/towels?

    We supply pillows, sheets, pillow cases, bath towels, wash cloths, mattress pads and bedspreads. If you would like to bring your own linens and towels, we offer a discount of $200 off your rental rate. If any of these items are missing or stained, we charge the following replacement fees:
    $35 - Sheet set (pillow cases, fitted, flat sheet). NOTE: The full cost of a set will be incurred by guests if any item in the set is missing or stained.
    $10 - Towel
    $20 - Mattress pad
    $75 - Comforter/Bedspread

13. Can I bring the family pet?

    Although we do welcome dogs, we require any dog(s) staying at Makin Memories be pre-approved in writing by us prior to your arrival. We also require a non refundable pet fee of $100 (for each dog / limit - 2 dogs) to aid in cleaning/fumigation expenses and a Pet Addendum to the rental agreement needs to be signed. Virginia Beach is a pet friendly area, however the City enforces a mandatory leash law and has a current law that prohibits pets on the beaches during certain hours of the day. Please take this into account when planning a vacation with your pet. Note: any unauthorized pet found without prior approval in the home is grounds for expedited eviction, forfeiture of all monies paid, and/or a non-declared Pet Fee of $200.00 per pet.

14. How do I check in/out?

    Prior to your stay, we will email you a key code that you will enter into our keyless entry system. Check in begins at 3PM ET. Early check-in is not possible; therefore, we encourage you to enjoy our public beaches and attractions if you arrive in the area early. Our housekeeping standards require the full cleaning time. Key codes are not activated until the check in time. Check-out time is 10AM. Please ensure that you follow the check out procedures that are provided with your welcome letter. Off-season check-in is 11AM and check-out is 1PM.

15. What are our departure responsibilities?

    A detailed list check out procedures are provided with your welcome letter. Some of the items include:
    * Leave property reasonably clean and in reasonable order (Note: Additional cleaning charges may apply.)
    * Leave kitchen items (dishes, cookware, etc.) clean
    * Dispose of all trash in proper outside containers
    * Lock all doors and windows
    * Leave all used beds unmade and used linens in the buckets provided. NOTE: Please do not mix wet towels with linens.

16. Will I have access to Internet and business services?

    We provide a wireless dual band high speed internet connection. Instructions for fist time connection is provided in the check in email.

17. What if there is a hurricane or tropical storm?

    Be advised that our cancellation policy does not provide refunds for unforeseen developments such as illnesses, mandatory hurricane evacuations or similar events that can affect your trip. We strongly recommend that you purchase Trip Insurance. All cancellations must be in writing. All monies paid by guest, less a cancellation fee of 18% of the total rent plus any non-refundable fees, will be refunded ONLY IF the property is re-rented for the same rate and time. If the property is not re-rented, guest will not receive a refund for any reason.

18. What happens if there is inclement weather or I decide to leave early?

    There are no refunds for early departure due to inclement weather or personal circumstance unless you purchased trip insurance and it is a covered event.

19. Do you offer travel protection or trip cancellation insurance?

    No, we do not offer nor require the purchase of this, however it is strongly recommended. You can purchase additional vacation rental insurance through Travel Guard or CSA Travel Protection. Rental insurance will refund your rental costs in case you have to cancel your vacation because of an emergency or military deployment.

20. What are your office hours?

    8AM - 8PM (Eastern Standard Time)

21. Can I view this property in person?

    Due to liability reasons, key codes cannot be released to prospective guests to view property; however, interior photos may be viewed online.

22. Can I make long distance calls from the guest house?

    All local calls are FREE. Long-distance and directory assistance calls must be made collect, via credit card or charged to your personal phone number. Long distance call providers will charge an access fee.

23. How do I report a lost item?

    Call us at 757.577.2721 to report an item left behind when you departed the guest house. We are not responsible for items left; however, if items are located we will return them to you via C.O.D.

24. Do you offer a maid service?

    No, we do not offer a maid service during your stay. The home is cleaned prior to arrival.

25. Is smoking allowed?

    No, smoking is not allowed in the home. Please ensure that all cigarette butts or trash are picked up and deposited in trash receptacles prior to departure.

26. Is there a maximum occupancy or parking capacity?

    Yes, the driveway for Makin Memories will accommodate 9 vehicles and an additional two vehicles can use the boat ramp drive. This home has a maximum occupancy of 32. The driveway for Great Escape will hold a maximum of 6 cars with a maximum occupancy of 18. Retirement/Receptions may allow up to 75 guests only with prior approval of owner. The City of Virginia Beach does not allow for on-street parking of recreational vehicles, etc.

Reservation Process:
A $500 reservation deposit and a signed rental agreement is required to reserve your stay. Payment arrangements can be made at the owner's discretion however a min 1/2 of the full payment is required by Jan. 31st.

NEW Golf Cart Reservation Process:
We currently have a golf cart available for use with a $400 refundable deposit and a separate golf cart agreement that must be signed and returned to us before your arrival.

NEW Linens/Towels Allowance:
We provide linens and towels as part of your rental rate. If you decide to waive this feature and want to bring your own, we will offer a discount of $200 off your rental amount.

Cancellation Policy: All cancellations must be in writing. All monies paid by guest, less a cancellation fee of 18% of the total rent plus any non-refundable fees, will be refunded ONLY IF the property is re-rented for the same rate and time. If the property is not re-rented, guest will not receive a refund for any reason.

Pet Policy: Pet Fee: We allow dogs only to stay at the bay house and we require a non-refundable pet fee of $100 (for each pet / limit - 2 pets) to aid in cleaning/fumigation expenses. No pets are allowed without our approval in advance & pet fee paid. Any unauthorized pet on premises shall result in automatic forfeiture of all monies paid and immediate eviction without refund. A signed pet addendum is also required to be signed prior to your stay.
